Myths vs. Facts of Crystal Park
Land Lease only? Crystal Park provides Deeded Lots and
Private Membership. Your clients will have a
true Deed to their property for a designated,
surveyed land location. "Once buyers have
a set of building plans approved by
Regional, Crystal Park will grant them,
permission to plat their surveyed lot and
receive a Deed. Our lots have been surveyed
already and wells have been drilled, with
proven water. Septic location has been
approved and completed already. Geological
studies have been completed if required. .
Since Crystal Park is private and outside the
city, the Hillside Ordinance does not apply.
Safety Concerns? There are 3 Helipads for emergency evacuation
if ever needed.
Mountain Roads? The main road is now paved and maintained.
CPHOA provides quality equipment and staff
year around to perform snow removal (24x7)
and road maintenance. The road also has Guard
Rails where needed.
Too far? We have lots available from 8 minutes from the
gate up to the Top of the World. The majority of
the home sites are closer to a grocery store
than anywhere in Woodland Park
Fire Danger? Crystal Park has it's own volunteer fire
Department in addition to a contract with
Manitou Springs Fire Department for fire
protection. Recently, the HOA has approved
funding for a new fire station to be built to
house the trucks that are already owned. There
are numerous 1500 gallon cisterns throughout
the park for fire crews to use.
A Cult Community? Crystal Park used to be owned by three
Christian Families. They had a dream to develop
a community based on a pristine wilderness
with the benefit of being only a short drive to
COS. At the completion of the development
process in the Early 80s, the developers turned
over the common areas and governance to the
local HOA. The Park is now fully managed by a
registered, legal HOA.
Utilities? All Electricity is provided by Colorado Springs
Utilities. Each individual residence has its own
private well and septic system. Propane Tank
for each home with your choice of provider.
The community gets a special rate with a
selected provider through a propane coop.
Trash service is provided by the Crystal Park
HOA. Broadband Internet Service is provided
by Mesa Networks through microwave radio.
High Dues? HOA dues are $100/month on unbuilt sites and
$120/monthon built sites and includes: Road
Maintenance, Trash Service, Security Gate and
manned security staff and fulltime staff and
recreational facilities. Land taxes (including
unbuilt sites) are also included (unbuilt sites are
technically CPHOA common ground, thus
avoiding the high vacant land tax).
